Conveyancing: Bigger is Not Necessarily Better

Here at Brendan Fleming Solicitors of Birmingham, we deal with conveyancing matters on a comparatively small scale. Such being the case, it can be easy feel  threatened by the pressures on our business from the increase of indemnity premiums largely resulting from the requirements of the Council of Mortgage Lenders, who of course include all the major banks and financial institutions.

However, there is an equal concern at the lack of service delivered by these institutions; and at the delays in dealing with many of the fairly routine issues that arise from lenders’ instructions, and the need for compliance with those instructions by small firms such as Brendan Fleming.

The apparency is that there is no attempt to deal with matters raised by solicitors with these institutions in a prompt manner. The result is a knock-on effect whereby solicitors are blaming other solicitors for delays, and those solicitors are excusing themselves in turn because of the behaviour of these  looming financial institutions. And all the while, the respective clients of the two firms are suffering; and on occasions their business and personal activities are put at risk.
